The name ARCHI’MAKER expresses a connection, a reciprocity between design and construction. This articulation is essential to the smooth execution of a project and reflects the complementarity within the agency. The firm was founded in Nantes, then established in Orvault for 10 years. Today, we are based 20 minutes from Nantes, in the municipality of Héric, while maintaining the same area of operation.

Our residential projects (new builds, renovations, refurbishments, extensions, etc.), office spaces, and public facilities have been carried out in various municipalities and urban areas. This implies a strong knowledge of and adaptability to different intermunicipal Local Urban Planning Schemes, notably the Nantes Métropole PLUM, the Erdre & Gèvres PLUi, Loire et Sillon, and others.

Sensitive to environmental challenges and the urgency of preserving planetary resources, ARCHI’MAKER prioritizes bioclimatic architecture to reduce energy needs and provide optimal comfort for users. Furthermore, whenever possible, the agency favors the use of materials derived from renewable resources, with the objective of placing the right material in the right location.

To meet these requirements and remain up to date, the agency regularly trains in new construction techniques, current thermal regulations, energy renovation practices, and more.

This personalized support may include one or more of the following services:

• Feasibility Study

This is the first stage of the project, allowing an initial meeting on site or at the agency. During this meeting, you present your project and define your program together. The agency then develops two to three preliminary sketches correlated with an analysis of the applicable local urban planning regulations and a preliminary cost estimate based on ratio calculations.

• Submission and Follow-Up of Planning Applications (Building Permit or Prior Declaration)

Following your feedback on the proposed sketches, ARCHI’MAKER refines the design of your project in plans and volumes, including the selection of exterior envelope materials. These choices enable the preparation of the administrative file. At the same time, the project estimate is refined to ensure consistency between design decisions and your budget.

The mission may conclude at this stage or continue with construction supervision services.

• Preparation of Technical Drawings and Project Specifications

This file enables contractors to prepare their quotations. After analyzing the offers and establishing the schedule, ARCHI’MAKER prepares the contractual documents required for signing the construction agreements, trade by trade.

• Organization and Construction Supervision

This phase includes, on average, one site meeting per week depending on progress. A site report is prepared and sent to all contractors and the client. The agency monitors construction accounting and transmits invoice approvals; payments are then made directly to the contractors.

• Project Handover (Including the Defects Liability Phase)

Following handover, the agency ensures follow-up during the one-year perfect completion guarantee period.
