SURVEY / EXISTING CONDITIONS ASSESSMENT (REL/EDL)

Lize then visits the site to discover the space and discuss your project in greater detail. She learns about your lifestyle, your needs and helps you define your project brief.

She then takes measurements of the existing property and prepares a complete existing conditions report, which will serve as the foundation for the design process.

CONCEPT DESIGN (ESQ)

During this phase, she studies the feasibility of the project while taking into account the site constraints, the programme requirements and current planning regulations.

She develops one or several architectural solutions that define the main direction of the project and analyses their compatibility with your estimated budget and objectives.

PRELIMINARY DESIGN / DETAILED DESIGN (APS/APD)

Based on the selected concept, Lize progressively develops the overall project design. This stage allows the architectural choices, materials, furniture, colours and overall atmosphere to be defined more precisely.

Lize also prepares the necessary documents for building permit applications or other administrative approvals, and manages discussions with the relevant planning authorities.

This phase takes place after obtaining the required authorisations. It consists of developing the final version of the project with a level of detail that allows contractors and craftsmen to fully understand the work to be carried out.

It creates a complete technical file to facilitate discussions, cost estimates and preparation of the construction phase.

ASSISTANCE WITH CONSTRUCTION CONTRACTS (ACT)

During this stage, Lize supports her clients in consulting contractors. She analyses the submitted quotes to ensure they are consistent with the designed project and works with craftsmen to adjust proposals according to technical constraints and the defined budget.

CONSTRUCTION MANAGEMENT (DET)

During the construction phase, Lize DÉSIRÉ oversees the execution of the works. She organises site meetings, prepares weekly reports, checks that the work complies with the design and ensures the smooth progress of the project, both technically and financially.

ASSISTANCE WITH PROJECT HANDOVER (AOR)

At the end of the construction process, she supports her clients during the final handover. She helps identify any remaining issues and follows up until the project is officially completed.
